| Unfortunately, today's construction process is not always as comprehensive as you might like it to be. The rapid pace of development has had an impact on the quality of construction in the valley. We are routinely called by new home owners - who did not have third party inspections during the construction process or prior to closing - asking if we can provide an inspection. In some cases, this happens just a few months after they have moved. |

| Hiring an inspector during the construction of your new home will help to detect defects while they can still be fixed. In addition, the inspector will answer your questions, regarding the construction of your new home, from an unbiased point of view. |

| We offer a variety of new construction packages. The most common is the Pre-drywall/Pre-close package. |

Pre-Drywall Inspections (Framing Inspections) |
| This inspection should be performed after the city inspection but prior to your walk-through with the superintendent. This inspection allows us to visually inspect items that will not be visible once the insulation and drywall are installed. Corrections made at this phase of construction will eliminate future problems. The key points of this inspection are: |

Pre-Close Inspections |
| This inspection should be performed prior to your pre-close walk-through with the superintendent – all utilities should be turned on. Pre-close Inspections are basically the same as a Warranty Inspection. The intention of this inspection is to make sure all systems in the residence are functioning properly prior to your taking possession of the residence. Special care is taken when reviewing the cosmetic condition of the residence. Since the home is new, there should be few if any cosmetic imperfections prior to closing. We will mark all imperfections with "blue tape" so they are readily visible to you and the Builder at the time of your pre-close walk-through. |

| Here is a description of some recent findings: |

| Building Structure: |
- The east side of the top cord for the third roof truss south of the attic access hatch has been spliced. Field modifications to pre-manufactured structural members should not occur without structural engineering documentation. We recommend you obtain a copy of the documentation, for the repair, for your records.

| HVAC: |
- Air is leaking from around some of the supply air ducts where they connect to the distribution box in the attic – we recommend the leaks be properly sealed.
|
| Termites: |
- There was no termite certificate in the electrical panel (typical location) indicating the final perimeter termite barrier was applied. We recommend that you ask the builder for copy of the certificate. If no barrier was applied the residence should be immediately treated for termites.
